Imagine owning your own lake.

This 70-acre property for sale in Kinnelon includes a 25-acre lake, a six bedroom main house, a carriage house with a studio apartment above a garage, a boathouse, a two-bedroom renovated home that is rented for $2,700 a month, a building that was used as the mess hall when the property was a Boy Scout camp, miles of hiking trails that link to the Pyramid Mountain hiking trails, and it’s all 30 miles from New York City.

The property is listed for $3,999,000, after two price reductions. It was originally listed for $6.199 million in October 2023. The price was reduced to $4.69 million in November and it was re-listed March 25 for its current asking price.

“At $6 million, people thought, they still have to put more money into it,” said Megan Lavenburg of Century 21 The Crossing. “I think we’re at a sweet spot now” at $3.9 million.

At its current price, there has been “a lot of activity,” she said, including two offers which have not been accepted.

“It’s overwhelming. People are like, ‘what am I gonna do with 70 acres,’” Lavenburg said. “They love it. They think it’s beautiful. I think they’re just a little overwhelmed with the property. You really need somebody with a vision to come in and execute it.”

The main home and property have been used to film commercials, television shows and movies, including a hot sauce commercial staring Eli Manning, Orange is the New Black and the 2003 movie It Runs in the Family, starring Michael Douglas.

The current owner of the property bought it in May 2021 with the idea of making it a wedding or party venue, Lavenburg said.

Approvals for such a use would be needed from the town. And the property straddles both Kinnelon on one side of the lake and Montville on the other. The main house and carriage house are located in Kinnelon. The mess hall and smaller, rented house are located in Montville.

The property would also be good for a family compound, she said.

“For $4 million you can barely get a brand new construction on an acre in Franklin Lakes and this is 70 acres with a bunch of buildings.”
